Canadian Phase I questions
How much does a Phase I ESA cost in Canada?
A Breeze Phase I ESA in Canada is CA$3,250 flat for every property type up to 640 acres (259 hectares), including sites with more than one parcel. The site visit is included. Rush delivery adds CA$995. Volume clients can ask about special pricing.
What standard do Canadian Phase I reports follow?
Our Canadian Phase I ESAs follow CSA Z768-01, the Canadian Standards Association standard. Our reports are accepted by all banks and lending institutions, including CMHC-insured lenders and credit unions. Ontario projects that need a Record of Site Condition follow O. Reg. 153/04 instead.
Is a CSA Phase I different from a U.S. ASTM Phase I?
Yes. The two standards share the same four parts (records review, site visit, interviews and evaluation), but CSA Z768 uses Canadian terminology such as areas of potential environmental concern (APECs) and relies on federal, provincial and municipal records instead of U.S. EPA databases.
Do you visit the property in person?
Yes. Every Canadian Phase I includes a site visit by a field professional who works in your region.
How long does a Canadian Phase I take?
Standard delivery is about 10 to 12 business days, depending on municipal and provincial record requests. Rush delivery is about 5 to 6 business days.
