When you need a Phase II
A Phase II is usually recommended when a Phase I finds a REC: a former gas station or dry cleaner, a leaking tank, historic industrial use, or a nearby release that could migrate onto your property. Lenders often require the Phase II before they will close.
What we test
- Soil borings and laboratory analysis for petroleum, solvents, metals and PCBs
- Temporary groundwater wells and sampling
- Sub-slab and soil-vapor sampling for vapor intrusion
- Geophysical surveys to locate tanks and buried structures
- Results compared against your state's cleanup standards
How it's priced
Phase II scope depends on what the Phase I found, so every project is quoted individually. Limited Phase IIs for a single area of concern are often completed in two to three weeks. If we prepared your Phase I, we can usually quote the same day.
Pair it with a Phase I
Buying or refinancing? Most lenders start with a Phase I ESA ($2,450 flat, about 10 days). We can add phase ii esa to the same site visit to save you time.
Questions
How much does a Phase II ESA cost?
Cost depends on the number of borings, wells and lab analyses. A limited Phase II focused on one area of concern costs far less than a full site characterization. We quote before work begins.
How long does a Phase II take?
Most limited Phase IIs take about two to three weeks, including drilling, lab turnaround and the report. Rush lab analysis can shorten that.
