What we found
One recognized environmental condition. City building records showed oil-fired boilers approved in 1945 and 1972. Both buildings now run on natural gas, but during the site visit our field professional found an oil-tank vent pipe with no visible fill port. That pattern often means a heating-oil tank was abandoned in place underground.
Recommendation: a non-destructive ground-penetrating radar (GPR) survey of both lots to confirm whether a tank remains, estimated at $1,500. That gives the buyer and lender a clear, inexpensive next step instead of an open question at closing.
Other findings
- A 200-gallon heating-oil spill on the driveway in 2006 was cleaned up and closed by NYSDEC within three days. Combined with a small closed spill next door, the report notes that vapor encroachment conditions may exist.
- Historical sources traced the site from vacant land (1888) through residences, medical offices and daycare centers, using Sanborn maps, city directories and aerials from 1920 to 2024.
- No Superfund (NPL) sites within one mile. Nearby dry cleaners were all over 1,000 feet away and downgradient.
- No PCB transformers, no environmental liens or activity and use limitations, EPA Radon Zone 3, and no mold observed.
- No damaged friable asbestos was observed. Given the building's age, the report recommends asbestos and lead testing before any renovation.
