Lead-Based Paint Testing

Lead paint is common in homes and buildings built before 1978. We identify where it is so you can comply with disclosure rules, plan renovations safely and protect occupants.

Landlords and property managers in cities with lead laws, investors buying older multifamily buildings, renovation contractors, and lenders reviewing pre-1978 residential properties.

Pair it with a Phase I

Buying or refinancing? Most lenders start with a Phase I ESA ($2,450 flat, about 10 days). We can add lead paint testing to the same site visit to save you time.

Questions

What is XRF lead testing?

X-ray fluorescence (XRF) analyzers measure lead in paint without removing samples, so a certified inspector can test many surfaces quickly and give results on site.

Does a Phase I include lead paint testing?

No. Lead-based paint is a non-scope consideration under ASTM E1527-21. It can be added to your Phase I when your lender or project needs it.
